Clean First, Unpack Second
The single most useful thing in this guide is the order. Clean the empty property, then move in.
It sounds obvious and almost nobody does it, because the keys arrive and the instinct is to start carrying boxes. But an empty unit cleans in a fraction of the time, costs fewer hours, and lets a cleaner reach the back of every cabinet and the wall behind where your fridge is about to sit permanently.
Once the furniture lands, those places are gone until your next move.
Why a Vacant Unit Still Needs Cleaning
Handover units sit closed up for weeks. In Perak’s humidity that’s enough for dust to settle heavily and for musty air to build.
Newly renovated units carry fine cement and gypsum dust in every cabinet, track and vent, plus haze on new tiles. That’s a different service — see move-in cleaning versus post-renovation work for where the line sits.
Previously tenanted units have someone else’s kitchen grease, bathroom history and cabinet interiors, even if the floor looks fine.

The Move-In Checklist
Kitchen — do this first
- Inside every cabinet, drawer and drawer runner
- Under-sink cavity, including the pipe area
- Sink, drainer and tap
- Stovetop, splashback and range hood exterior
- Wall and floor where the fridge will stand
- Countertops sanitised
Bathrooms — do this second
- Toilet fully, including cistern top, hinges and base
- Shower tray, screen glass and bottom rail
- Basin, tap, mirror and shelving
- Tile faces and grout lines
- Extractor vent and floor waste trap
Everywhere else
- Wardrobe and storage interiors
- Window glass, frames, grilles and tracks
- Ceiling fan blades and light fittings
- Skirtings, door frames, switch plates and handles
- Balcony floor, rail and drain
- All floors, mopped last

Scheduling Around the Move
The clean wants to land in the gap between key collection and the removal lorry. In practice:
- Keys Friday, move Sunday → clean Saturday
- Keys and move same day → clean the following morning, unpack essentials only first
- Renovation finishing before move-in → post-renovation clean once the contractors are fully done, then move
Small thing that saves a headache
Get the aircon serviced in the same window. If the unit has been closed up or recently renovated, the filters need attention before you run it hard on the first hot night.

The First Week in a New Ipoh Home
Beyond the clean itself, a handful of things are much easier to sort in the first week than later.
Service the air conditioning. If the unit sat closed up, or the property was recently renovated, the filters need attention before you run it through a hot night.
Check the water heater and taps. Run everything. Slow drains, dripping taps and a heater that trips are all far easier to raise with the landlord or developer in week one.
Look at the drains and floor traps. Empty properties develop dry traps, which is a common source of smells that get blamed on cleaning.
Test the window locks and grilles. Worth knowing before you’re relying on them.
Photograph the condition. Whatever the property looks like on day one is your reference point for the end of the tenancy or the defects liability period. Take the photos and keep them somewhere you’ll find them in two years.
Set up a routine. Once the place starts clean, a weekly or fortnightly slot keeps it there at far lower cost than rescuing it later.
One small thing people forget
Wipe out the fridge cavity and the space behind it before the fridge goes in permanently. Once it’s plugged in and pushed back, that space is gone until you move again.
